Remodelers Showcase This Weekend

Jennifer Livingston of Cardinal Realty provides an update on the Oakdale housing market.

Have you visited any of the Parade of Homes? They continue through the end of the month. What a great way to get free decorating ideas. The Remodelers Showcase is one weekend only (March 30-April 1) visit those for some great remodeling ideas.  

Oakdale

For the month of February 2012 there were 39 new listings (homes for sale) which is 25.8 percent more than February 2011. There were 22 closed sales, which is the same number as the same period a year ago. The average sales price decreased by 7.7 percent when compared to last year. Sellers are receiving about 93.6 percent of their asking price and homes are taking, on average, 140 days to sell. Keep in mind that sale prices do not reflect any seller paid concessions (i.e. Buyer’s closing costs) that may have occurred.

The statistics point to a “buyer’s market”, making it an excellent time to buy a home. Interest rates are low, inventory is solid and sellers are ready to negotiate.

Woodbury

For the month of February 2012, new listings (homes for sale) declined by 18.9 percent compared to February 2011. The number of closed sales decreased by 11.1 percent and average sales price also declined by 8.3 percent for the same time period. Sellers are receiving about 92.2 percent of their asking price which is very similar to the previous February. The number of days on the market decreased to an average of 136 days. Sale prices do not include any seller paid concessions (i.e. Buyer’s closing costs).

The news above still point to a “buyer’s market." It is important when selling to remember price and presentation. With the help of a Realtor your home will eventually sell if you have it priced correctly and in good condition. The market continues to be a “buyer’s market” due to the large supply of homes for sale. Interest rates are low, inventory is solid and sellers are ready to negotiate.
