Is it necessary to do a walk-through before I close on my home?


YES!!!  Buying a home is a very exciting experience and sometimes the excitement or fast pace of an approaching closing leaves buyer's feeling as though they need to cut something out.  This is a critical step and should be viewed as a necessity before you show up at the closing table to put pen to paper.

The whole purpose behind the final walk-through (which should be done a few days to a few hours prior to closing) is to ensure the property is in the condition you expected when you signed the purchase agreement.  This includes verifying that agreed-upon repairs have been completed, no damage has been done to the home and to confirm that all personal property included in the sale have been left at the property and in satisfactory condition.  If you close on a home and subsequently find out that all of the above is not in acceptable order, your leverage has dissipated now that the closing has occurred.

Don't neglect the final walk-through.  Your agent will accompany you and should arrive with the purchase agreement, seller's disclosure form and any reports pertaining to work completed at the property in hand - take the time to verify that everything is in order.  If you do find something unexpected, talk to your agent.  In some cases, items can be resolved at the closing table with financial considerations where as in other cases an alternative agreement may be reached.
